After you decide to list with a Realtor, you need to fill out the EXCLUSIVE LISTING AGREEMENT. The top half of the first page and the bottom half of the second page need to be filled out. This can be accomplished if we observe the six foot social distancing rule or it can be done electronically. Sellers also need to know that homes priced fairly are selling because the inventory of homes for sale is low. Some potential sellers are waiting to see what the market does. Delaying may see prices drop as more and more homes come on the market. Overpricing adds to the number of days a home sits on the market. When the days add up potential buyers wonder what is wrong with the home and do not schedule a showing. Get a listing power analysis to determine the price for which your home will sell. Next is your homework assignment! The 7 page DISCLOSURES form needs to be filled out stating the condition of the premises. Again, this can be done by the seller and filed with the Realtor electronically. This would occur if the buyer were also represented by someone from the same brokerage. Dual Agency means that the Brokerage Firm, and all the brokers and salespersons for the firm act in a fiduciary capacity for both Buyer and Seller. Lucky for me, I joined eXp Realty three years ago. This event will delight foragers and food enthusiasts alike. Sample flavors of the forest in mushroom inspired dishes from some of the area’s best eateries, including crowd favorites mushroom beer and mushroom ice cream (which tastes like maple walnut), while enjoying live music. Take a guided mushroom walk and learn about wild mushrooms in free lectures given by local experts on foraging and cooking wild mushrooms. Southeastern Connecticut Events

CT Maritime Heritage Festival starts at noon with public ship  visitation featuring the Coast Guard Barque Eagle and ending at 4:00.  The same times apply to the CT Family Arts & Fun Zone and the CT STEM & Infotainment Zone.  From Noon until 3:30 there is a concert by Still Kickin' with the Big City Horns at City Pier.  Fort Trumbull will host Sailor and fishing activities for children from Noon - 2:00 and 2:00 - 4:00.  A Boat tour will run from 1:00 - 2:30 and 3:00 - 4:30 at a cost of $20 for adults and $12 for children.  For more information go to www.CTMaritimeFest.com

Saturday, September 14, 2019 The Walk to End Alzheimer's is the world's largest event to raise awareness and funds for Alzheimer's care, support and research.  This inspiring event calls on participants of all ages and abilities to join the fight against Alzheimer's disease.  Take the first step by signing up at alz.org/ri/walk. Join us and lead the way to Alzheimer's first survivor.  Together we can end Alzheimer's disease! Ocean Beach Park in New London CT and Misquamicut State Beach in Westerly RI.  Registration at both events begins at 8:30 on Saturday, September 14. The Walk in Westerly begins at 10:00 and starts at  10:30 in New London.    There is no registration fee for Walk.  However, we do ask every walker to make a personal donation and commit to raising funds in the fight against Alzheimer's disease. Connecticut Maritime Heritage Festival continues at City Pier in New London.  The event starts at 10:00 with public ship visitations which include the USCG Barque Eagle.  Family Arts & Fun Zone and the Family STEM & Infotainment Zone run until 4:00.  Restaurants will be competing in the "Great New London Chowder Challenge" from 11:00 until 3:00.  Flock Theater will present The Burning of Benedict Arnold from 6:00 until 10:00.
