I also want to thank everyone for attending our 2020 VISION kickoff.  It was an incredible event and the videos and slides are now available on our AgentHub under the NEWS tile.  At the kickoff, we were honored to celebrate our 2019 award winners.  This amazing group had another record year.  71% of our award winners had better years than the prior year. They grew sales volume by 13% and Gross Commission Income by 15%. Roll RER Intro  I am Dan Forsman and welcome to Real Estate Redefined.  Last Wednesday, I attended the FMLS First Look Event to see some of the new initiatives FMLS is planning for 2020.  At the event, I spoke to Lawrence Yun, Chief Economist and Senior Vice President of Research for the National Association of REALTORS. Lawrence shared that the real estate market for Greater Metro Atlanta area was in great shape and he expects closings to be up 4% and average sales price to grow 5% in 2020.  He expects a continuation of strong job growth for our area.  Lawrence commented that our home prices remain affordable compared to other metros and he believes that our buyer demand will continue to be fueled by the growing migration patterns for businesses and new residents moving to our area.  He shared that the biggest challenge in the coming year was lack of inventory – especially in the entry level markets. Lawrence expects new home starts to grow but not fast enough to offset our low inventory market segments.  Home values will continue to rise where we have strong demand and lower inventory. In my opening comments today, I highlighted an opportunity to generate 35-55% cash on cash returns.  So what is that secret investment opportunity?  The answer is obvious – real estate.  According to a recent Gallup survey, real estate is America’s best choice for long term investment. In particular, we see a great opportunity for investing in single family rental properties.  There are also great options for duplexes, quadriplexes and a range of commercial investments. Consider these facts.  The Mayors Council predicts that population growth for our metro area will grow by 2.8 million people by 2046.  The Atlanta Regional Commission forecasts that employment will grow above the national average and will almost double in the next 20 years.  This means that buyer demand for housing will remain strong for the foreseeable future.  As we already know, the supply of entry level homes is critically low and most first-time buyers are delaying their home purchases and renting.  The demand for rental properties will remain strong.  New home builders cannot create more affordable inventory fast enough so we expect this supply and demand gap to continue. Now. Let’s look at financing.  The average mortgage rate is past decades was over 8%.  Today, we are still seeing mortgage rates in the mid to high 3% range.  Historically speaking, this is an unprecedented time where we see strong demand and very low financing options. Let me show you an example.  Let’s say you purchased a rental property for $300,000 and put $50,000 down.  Your loan amount would be $250,000.  Let’s assume a conservative 3% annual rate of appreciation.  If your loan was 15 years and you help the property for 15 years, your appreciation would be $167,390.  YOUR TENANTS – not you, would also have paid down your entire loan amount, so add another $250,000.  For a $50,

(Roll Intro) Welcome to Real Estate Redefined.  I am Dan Forsman. Yes, we only have 16 weeks left in 2019 and we need to make every day count.  This month we have 2 MEGA open house events – September 15th and 29th.  This is a perfect opportunity to create new clients from your pre-event and post-event marketing to the local community.  I want to challenge everyone – if you are a newer associate or an experience associate – to get engaged and take advantage of these opportunities. MEGA open house events are a powerful approach to reaching the most potential buyers for our listings.  Our massive advertising campaigns with Zillow ads, social media & digital ads, WAZE ads, Nextdoor, Google and Facebook scheduled events, digital billboards and local neighborhood marketing create a lot of visibility in our local markets. Our company has already hosted 11 MEGA open house event this year.  We have averaged 420 MEGA open houses per event with over 24,000 visitors this year.  That does not include the thousands of additional client prospects contacted in our neighborhood marketing. do not want to miss this opportunity to recognize Patriot Day, September 11th.  It has been 18 years since that tragic day and I think we all remember exactly where we were that morning in 2001. Please take a moment to remember the nearly 3000 people that were killed in New York, Washington, D.C. and Shanksville, Pennsylvania. The victims came from all religions and all corners of the world. We lost fellow citizens on four passenger jets, the twin towers of the World Trade Center and the Pentagon. In every venue, there were amazing stories of courage and heroism. Some were lost but their memories still inspire us. I still get goose bumps from thinking about Todd Beamer citing his prayer over the cell phone and finishing with the words “Let’s roll!” while he and fellow passengers charged the cockpit. They made the ultimate sacrifice to save others. That day, I asked each of our Managing Brokers to make sure we had American flags for all our offices.  Those flags proudly fly to this day.  We also made the decision to open all our meetings with a prayer and by saying the pledge of allegiance. September 11th is now called Patriot Day.  Please join us in observing the national moment of silence at 8:46am, which is the time the first plane struck the North tower of the World Trade Center. This year, I will be flying out for a meeting on Wednesday, September 11th.  That morning, at 8:46am, before my flight, I will make time for the national moment of silence.  Please join me to remember those we lost. Remember the heroes. Remember their families. And remember how we came together as a nation. We have a very precious gift – the gift of freedom. The freedom to speak our minds.
