We're gonna show Jason Bible robin fino Texas real estate radio network cove it free Hey you know at the Texas real estate investment center I am getting a kick out of how many folks are showing up here putting a mass on because I know Brian I work fact and shut doors shut doors put in signs of my office yeah I did by has owned. So we were talking before we get started here that folks who are waiting. How is that good like that house you didn't buy last year is not gonna cost you 20 to 30 percent more today. It's a 30 percent market yeah you're over here consistently now and I don't I think next year we're still going to be in the high teens maybe 20 low twenties and then the year after that we're still in the teens and. Your turn around in 3 years gonna wake up and everything's up by 5060 percent well what I have noticed is you know going out here last weekend a couple weekends ago that there are a lot of people that are not going out anymore yes in Houston's been open when we officially open. 6 months ago the January no no no. It was after that. Remember we officially open yeah I was like March or April yeah okay so mark yeah March or April so everyone thinks Houston's open it's really not. It's open we've just there's a whole population segment has chosen not to participate well and it's not just people over 40 no people or third yeah there's a large swath of people they're just not going out right and and I see it I read a report this morning from the Casson with a talked about changes in consumer habits yeah and and we're seeing that in a big way in this market place I get my HEP delivered now love it yeah that's great and then so here's the problem. If your. If you're waiting for real estate credit well here's what really happens it means the single family house has become the most important asset the country yet for sure you know to place we can raise your family it's it's your office it's all these things now and most folks really don't want to live in apartment complexes if they don't have to so the reality is is that. Folks are just staying home and they're buying houses they want to live in and they're upgrading and all that other stuff and it's causing a a big strain in the market the other thing that I found. This past weekend when I was out running around town doing the whole bar restaurant club thing is that. There were a ton of folks that had moved here in the last year or 2 that had friends visiting from out of state. So as soon as the country really starts to open up and they're able to sell some houses sell their house or the job market continues to improve we're going to see even more people move to Texas. Thanks I can almost tell you what the states are Nevada Texas Arizona Florida. Those are gonna be the big states where there's this massive influx. Of folks from other states. That essentially been locked down for a year point 5 now. Single Family House Has Become The Most Important Asset In The US

Welcome to show folks chasing Bible Texas real estate radio network. I am back from my bout. Of the cove it. It was. I'm gonna tell you this so we've got producer Rick so recommend Warner's Gimme a lot coughing on the shelf of. Tomorrow marks 3 weeks. Then I had this thing and it is absolutely the worst sickness I've ever had it was absolutely insane we're pretty sure it was the delta variant. But I'm a reasonably healthy dude and it was it was awful started Tuesday the Tuesday July 4. Transaction happy hours me and Brian and my backstory get real sore was real strange I thought well maybe I'll get one of these colds run around town right now. For those of you in different parts of the country up here in Texas we get the summer colds don't make any sense at all but usually some point during the summer you pick up some little coffee get a little achy for a couple of days and you're over it so that's what I thought was happening on Tuesday this would have been like the 20 Jeez I don't know the make America look at the dates like the 20 eighth maybe no the 20 ninth this is June 29. Today's the nineteenth. So I started an achy during happy hour. And then the just one feeling right so then I go to dinner at a dinner planned that evening and and I just started getting worse and then eventually got home and she just felt awful Tuesday night Wednesday morning Wednesday actually showed up here. And I just hung out my office had to quick meetings and then. I was back out of the lake on Friday I started feeling better I just had this fever so went to lake on Friday and by Sunday morning I felt so awful is like I got to go to a clinic this is not a cold this is something totally different and sure enough. They did the rapid test on me and does a man you got cove it so from there I just immediately went home that was Sunday July on a fourth or fifth whatever day that was and essentially I've been hanging out the house since Friday this past week at 1.actually to the hospital had have an ambulance come pick me up with the hospital was awful 0 for about 6:00 hours. The problem I had was course that you have the fever and the chills and then my lungs are filling up fluid fact I could hear my voice I can hear the the cream filling up my lungs when I breathe it was so crazy so I go to the hospital because I just can't stop coughing and I was coughing so much it was I don't sales passing out but Lou I had to lay down on the couch I couldn't move and I couldn't I could see you could read. So I actually thought was just gonna jump in my truck and drive to the hospital I could even read my phone so I called 911 said Hey can guide guys can get me in let's go hospital so. When the house was there for about 6:00 hours and they said look if your pulse ox drops below 90 percent they come back but otherwise here's a bunch of prescriptions a slow the cough and help you with breathing but you know there's not much else we can give you the cell I had a bunch of people reach out to me like all you need here on ivermectin you go on this you get on that and I'm like guys they really don't prescribe that stuff and less you are hospitalized. And they really can't too because he allows in a viral they really shouldn't unless you're actually hospitalized so if you're in reasonably good health of it's literally like any other virus you just got to suffer through it so that's really where I've been for almost 3 weeks now it was absolutely wild the worst sickness I've ever had it was awful now a lot of people ask me my vaccinated I am not but here's the interesting thing I know folks who got the same fear and I did that were vaccinated so you know the vaccine is not a it's not a bullet proof measure it's just like the old flu vaccine you can just get a different version of the flu or if you get the flu it's not as bad so. If I had the vaccine will be better I don't know. But looks like I've got the antibodies for at least 90 days. V.'s and partnerships and how we're doing investment properties and all of the stuff. Okay we remember from the last time we talked about this there is a very successful formula for flipping houses and typically it's someone who understands the construction world. Maybe already owns a construction company and someone on the real estate side so they can negotiate deals very very well and close the acquisition and sell the do the disposition on the flip. And that world that may be husband and wife for spouses or partners that does really really well. That's that's a good success rate Terence good good good good good good set up for success. However a lot of people that are looking to do partnerships we've talked about this before let's just get this over most of the time people are looking for partners because they're afraid. I think they're not prepared I don't feel like they're prepared enough to do it themselves so then they look for partners. Right now I would I I was absolutely subject to this you know 70 years ago I was that was me I was looking for partners even though looking back I didn't need partners when I need it was probably another hour or 2 with a mentor. But people go out there to start if these partnerships and so let's just talk about what those joint ventures partnerships look like you should always have an end date to the partnership should never be open and like for Jason I'm 60 months right we're 31 months in. Did that 60 months time liquidate time move my ownership in the beneficiaries and all this other stuff and we got a lot of legalese to do but we're done or Hey let's do for another 36 months. That probably will not happen. Copyright Mr. Texas Real Estate @ 2021

What Not To Do In Real Estate To Be Successfully

Tonight I want to talk about. How not to do things. And again we'll take it through we'll take it all the way through and we got 4 segments to do remember. We talk about over and over and over there are 5 real ways to make money in real estate investing. One. And the entry level most people heard about came to this world is through wholesaling. Well that's also in a sales contract or lease options or or owner finance is just you're basically you're stepping in the middle of the deal somehow becoming an arbitrator of the deal. 2 you can flip the house he bite. Distressed put some love into it seller hi. Right every TV show every fortune builder bus that comes through town that's what they're doing. 3 you can buy and hold that's what we do. You can also kind of calm you know put those all the first 3 steps all together where we can find a wholesale deal we can fix it up and then we can hold it. This is a refinance portion of that you've got to go through that stuff and there's a fourth way we could just straight up B. investor we just writing a check. You can do that for notes and syndications and funds. Right REITs. Just be straight up investor you're gonna make anywhere between 5 and 7 percent there we'll talk about those 2 which expect to make. And then this is fifth way which if you are doing real estate for this fifth way then you're doing really well in life and that is your buying real estate for accelerated depreciation to off set a tax burden in some other business that you're doing. Like doctors are famous to buy commercial real estate properties because they make so much money as a doctor and usually is a W. 2 that they're looking for ways to offset it and so will take the depreciation or if they're lucky enough to figure it out the xcelerated depreciation lows of the 5 ways to do it one arbitrage contract to make something better to sell help buy low sell high 3 buy it hold it rented for sure okay check invest and 5 for tax strategy. E. is a real estate.com all right so tonight we're gonna talk about. Sort of 4 paths that are are mastermind folks go through or follow to create their wealth creator financial freedom to create their passive income. And again we're talking about buying hold for the most part and just for the crowd in if you've never heard us talk about this before there's lots of ways to make money in real estate one you can go ahead at wholesale the contract right you can be out there to do marketing wholesaling I don't recommend that to anyone but people do it you can fix and flip houses again unless you have a construction background I don't recommend that to anyone you can buy and hold to be a landlord that certainly is something that we recommend to a lot of people. You can lend on properties can be just a passive investor right so will hold the note whether it's yours or brokering a note that's a good way to and then finally the fifth way which we always say is if you're actually using the fifth way to make money real estate you're pretty well off and that is D. presheaf. Basically using the depreciation on a property to pay off or to reduce your tax burden on something else it's very very successful in your life so we're gonna really focus on number 3 number 4 that is being a landlord being a lender. And so you know there's a lot of people I know the bigger pockets is very popular a lot of fan I've never been on I don't really go on there once in awhile someone sent me an article read on to sort of go on I don't I don't have a lot of time to study my industry. I really don't we're just we're just working really really hard at it when something comes up we need to research yes we research but I'm not really interested in hearing what other people are doing in Wichita or in Minnesota or Idaho none of that stuff works and the norm really interested I want to know about the Texas market place on about the economy in Texas I want to know about the lending rates in Texas I want to focus in on my market place so I don't really spend a lot of time seeing what other people doing around the country at some point we'll it's interesting but right now I'm really hyper focused on what we doing.  Copyright Mr. Texas Real Estate @ 2021

Doing What You Say You're Going To Do

Welcome show Jason Bible Texas real estate radio network. Here at the crown jewels of Houston real estate the Texas real estate investment center. Here in the studio hang out today no show yesterday I'm just now getting my voice back. I was at a bachelor party this weekend we had no fun it was a terrible time. Probably the worst times and worst bachelor party I've been to is awful. So no you're not gonna hear about your stop after after party stories you're gonna hear one I'll give you one good one. Because I'm sure you guys are all asking sola we were in Nashville and they have those little electric scooters. You know you random with a credit card actually it's an app in the U. log in with the app and then you're allowed to ride a little lecture scooter scooter it's little 2 wheel thing they're battery powered. So when I was racing bikes back in the day mountain bikes mostly. I work at a bike shop worked at a bike shop here United States another one Europe's great time and most of these little scooters you A. using disc brake system very similar to a mountain bike or road bike. So. I noticed mine wasn't really stopping as well as it could so I made some slight adjustments to the rear disc brake on it and I was getting that thing you do you ski is like 180 just within that rear end out it was great so that was the only fun we had at the bachelor party the rest of it was just really boring we went to a lot of museums and libraries we we we saw the sites there in Nashville but there is no fun in that town. In fact there's so little fun in that town I think we're gonna go back for the Texans Titans game in November so any case all open that up to a couple of buddies of mine another note I checked with our with our cruise today and it looks like. We sold out all the cabins and I I ping my my gal that's that's putting together the crews are travel agent I said Hey um can we buy more cabins will want to she said sure why not the whole boats not sold out yet so you guys can have as many people as you want on this thing so if you're one of our investors you're invested one of our funds or syndications that sort of thing we're gonna fire email out probably tomorrow. And ask if you guys want to go we'll have all the details and they're super affordable to quick little 5 dare we're not going out for like 3 weeks anything crazy like that but we'll have a. We're gonna host up essentially a real state conference on a boat were hit in 2 places in Mexico of 2 days at sea and then 2 short days and then one day backs will be a ton of fun I can't wait I'm I'm excited I'm not done with these real estate folks before so this will be our first one we plan on doing this every year. So for those of you who are investors we open it up to our master on first they booked all the stuff we want a folks in our master I'm gonna send one more email out action put in an email per our whats app group and if anybody else wants to join we still got extra room so what will add gin the more add some more some of our best yourself can't wait to be a ton of fun. And we'll we'll have a good time I'm sure we'll have more fun on the cruise and I do the batch parkas bachelor's just not fun at all of sorry case today the theme for the show is setting the record straight. Today's theme set the record straight. I'm going to set the record straight on a lot of different things. I network with a ton of people I get emails and text messages and messages on social every single day I get blown up constant getting blown up right now I get 3 or 4 deals literally just come across a text message. So sometimes I don't get back to you that's what's going on I'm I got all kinds of stuff going on over here. So I want to set the record straight on a couple of teams I'm seeing in real estate. I'll start with the big one first. And that is the price of real estate in Houston Texas. E.com if you want an office here in the Texas real estate investment center when I say less than 6 it might only be 3 at this point I sent some emails out this morning with some vendors. And potential tenants this morning I think I sent 3 or 4 and I would be surprised if all or at least half of them taking office here so if you guys want to be at the epicenter here of Houston real estate this is the place to be so that's my infomercial for the office here and in Houston so. Today's show we're gonna talk about who my mentor is. And I think a lot of people I've got consultants and put that way we have a business consultant in southern California's next Casey's absolutely incredible. We get him on a 3045 minute phone call and the number of ideas that come out of there just insane and they're all fantastic so we've got consultants that we use if you will. But a lot of people a lot of people asked me well who is your mentor I could you chasing. You have a mentor like a super secret mentor that that I can tap into that's really the question they're asking like Jason can I just get get the guy that's coaching you now. And truth be told there isn't one. So one of my favorite authors out there is a guy by the name of Aaron Clarey he wrote the book best book on the housing crash called the insider's growth insider's guide to the housing crisis published the day bear spark back I'm not have a great day with the conversations at the day that up. Sterns went under. Like he was he was writing this book as it happened I don't believe any author who's written a book on the housing crisis wrote and published their book. As the crisis began. So as far as I'm concerned he and Michael Burry are the only guys got this right. Everybody else just goes back and looks at history and anybody can write history book is not that hard. Heck we wrote our book in 3 days without a ghostwriter. That's so like it it's not that hard to write a book about history. It's really hard to write a book about the future. And that's essentially what he did. So big fan has. But any case when people ask me like Hey who's who's your mentor lead in one of Aaron Claire's book he says at some point in your career if you're really pushing the envelope you become nearly peerless what does that mean it's the old proverbial saying like the air gets real thing at the top the number people are at the top you're real small it's not a whole lot of them. Heck will vacation in same place latimes cinder skids of same schools like it it starts getting pretty thin at the top. You start look around you're like how many guys in Houston Brian 101520 houses a month. Are there a dozen of us maybe. L. like 10 of us there's not a whole lot. So who is who then is your mentor. Some people look to religion and that's fine. But when it comes down to the tactical and strategy building part of your business who's your mentor. And I get this question all the time I got it all day Thursday you know who's your business coach now she says you know and and what I realized I said look. The only business coach or mentor I read every day is the market. The market is my mentor. Now here's the thing. The market doesn't speak plain English. But there gets the code gets there gets to a point your career where you now have to be able to analyze what's going on in the world. Insider's Guide To The Housing Crisis. The Market Is My Mentor

Welcome show Jason Bible Texas real estate radio network I'm here with Jennifer Hernandez of legacy mutual mortgage Hey I like have you on the show because it's a reality check for everybody yeah and what's really going on yeah what's really going on because you do like a gazillion loans a month so it's like we do a lot it's like Hey guys this is we were kind of talking well we talk last month and then we talked on and before the show today you know he you can hear it I hear to yeah this market's gonna slow down everything's gonna be. Back to normal and I'm like I don't see it man. I mean we've seen you know we've seen referral volume slowed down a little bit that's usually a function of summer vacations and graduations and stuff but the buyers are very much still out there. And the sellers are I mean I mean in the not the it's all in the numbers right yeah that that podcaster the the weapon are that you sent me from that Adam data cutting out I keep sending the people about forecasting that. Values it's going to be several years before values really. So you think it's going to be a seller's market for 20 years this isn't a stop anytime soon you know the the number I keep looking at is builders are 10 year 10 years behind demand. I mean that's. Which is tiny houses sell like we're. 50 percent below supply means like what do you historically like what we got like 10 minutes inventory on the market you'll have a look at last let me pull up last H. A. R. E. it's it's absolutely insane and. I this whole idea that things are gonna get better and it's going to go back to how it was were was just super easy it's like it's it's not. We are seeing a lot of. Clients calling us about refinancing where they wanted to you know didn't state stay put stay in place remodel but then trying to get your house remodeled that's a whole other thank you know can we while you're looking that up yes you want to talk about that because some people might want to roll up salute yeah they start looking the price of housing to go why don't I just redo the kitchen or something yeah let's talk about how that product work let's talk about that so first at if it's an investment property you need to go through like a hard money lender like there's no reason there's no rehab loans through the conventional stuff that I do which is Fannie Mae Freddie Mac on yeah that's what's called jet landing and they've got they've got some for that yeah yeah but on your primary residence you can add in taxes you can cash out of your property up to 80 percent of the value so whatever the market value is now if you've just acquired the property you have to wait 6 months you cannot pull cash out like let's say you buy it and you do put some work into it. Or for whatever reason you want to refinance it right away I you can't do that until 6 months pass it's like a cooling off period that lenders require took let values settle down or that's kind of the thought process behind going off period that's what it's called it's called a cooling off period I don't know it's that is the editor now use its it okay in the guidelines it's a cooling off period just in case because houses appreciating so much to pull cash out listed so that yeah they wanna make sure that things settle and just let things settle to make sure that.  I think we're going to do again it we know that all the stuff was on the deck for before covert it right so spend 15 months of you know trying to work against the tide you know that's a good way to put we literally were pushing gets a tie for almost a year point 5 for you yeah about 15 months of just running upstream right so it was difficult we got through it and we're going to be we'll take it out you don't take the pats on the back tomorrow and then we're on right forget out of next thing right things on its but it wasn't bad 15 months I mean we made 3 to $5000000 and just appreciation Alonso wasn't up at work yet but what we make 5 mil just an appreciation right 5600 a month not bad you know it's interesting I'm reading. What's the guy's name the books called winning you have got to read it it is because what's interesting is this in the book this is the guy that train Michael Jordan for 15 years during Kobe A. talks about those relationships and some other stuff is really interesting book but he said most most people don't understand how winners think and so. One of the one of the takeaways from the book and I'm only a couple chapters in is. The winners go they get to the golden like okay cool what's next yep thanks and the other thing I I forget this from time to time where it's like we are we're in this is what I was telling my son I'm like you gotta understand we're not normal people. Not like I've been brushing up against this personally for about a year now Mike this is not. This is not like you're not dealing with normal people. Michael Jordan is not a normal person Kobe is not a normal person anybody who C. O. C. at like at big companies very successful they're not normal so when people go like Hey why don't you take you know you can take a two week vacation you know let's go on another trip and it's like no no we've got stuff to do here next year next. Hey good evening everyone this is Robert with Mr Texas real estate this is the Texas real estate radio network. He's given you anything we're certainly appreciate you guys coming on here 9 taking a listen or watching on Facebook or you tube listen to a podcast we appreciate all of your attention thank you so very very much. It's a couple things tonight get some tests updates and some other things going on but I do want to start with the program's first couple segments talking about who's really investing who's really putting the money back into the market place because it's become very very interesting to kind of read the data and then read through the lines on the data so if you're listening last night we talked about he would is actually a deal and the fact that them in free listen last week about the market moving so there's again. Yeah Houston is going to become a really really in my opinion could spot for hedge funds so what does that mean. One member last week we talked about the fact that the pop single family houses now or 3 over $300000 closing a 400. Starter homes are just off the map right they're just not there anymore you're not gonna find anything where you're going to be able to afford house based on the median income in the United States which is was always sort of Texas is right there right so you're 60 to $90000 is going to become a challenge to find something nice to be a family to raise raise a family in good school districts and all that and so what happens is now we have a new class out there and these are one good job renters right and again every market place out there every large metropolitan area already has this right New York LA Denver Seattle Chicago Dallas right there's a there's a. They've gone through the cycles of real estate appreciation and now they got people that have good jobs nurses teachers clerks you know people got real people managers a cosco all those kinds of things that can't afford 20 percent down 3.5 percent down our debt to income or fight go issues and so they're not they're just not gonna be able to get a house. Right now it happened again happen happens every cycle. It's all here in Houston there are people that have good jobs maybe in those jobs 34567 years who are no longer going to be able to afford a house because the housing prices are so high. And that they have just some challenges to get a mortgage. And so one of the things we've always looked at. And I don't know anyone else has ever talked about it is the affordability index. And that is obviously has been stepped up. So if houses are no longer affordable to the medium household salary right the incoming out a median household 6068 right even all that baby 8090 years to have problems. We have this new class of people out there have got good jobs and they're decent they have an Avenue vacations are just gonna rent for 5 to 6 years while they try and save up and get their selves in order ready to buy a house. Well what does that say to hedge funds that are super interested in buying and holding. That means they have a better sense better section of tenant. Copyright Mr. Texas Real Estate @ 2021

Who's Really Putting The Money Back Into The Market Place.

all the other stuff but we're live coverage here we have about 82 percent occupancy at grand opening and we should have we should be at 90 within the next 30 to 40 days so with that means 2 guys out there understand real estate in 90 percent occupied stabilize for 90 days which means we're gonna go looking for a loan come November right and so we're talking about 25 year and I'm on a 5 or 10 year note probably gonna get 75 percent loan to value maybe squeeze up to 80 because you're gonna be high and this is a it's a nice property in its commercial and we're looking at interest rates below 4 so talk about a sweetheart deal right here we are we are very very happy the production the outcome of this and. They were pretty much done with construction so you stuff there's always little things to do improvements are doing I never got my tomato plants in here in the studio but that doesn't make any sense to think that I could grow tomato plants is duty gotta come and check it out you'll see for yourself all right hate. Tonight we're gonna be talking about what makes a good the deal these days. What's a good deal. The final drink there. Well we saw again for us we're buying hold. Okay. And we still lot of flipping a we did some wholesaling but frost for most part we are buying hold and again we tried to look one flip a month and we do wholesale some deals and some push from some deals around traits of contracts with our master my members but never to the public just always in house. So we're looking at deals every single day in fact ain't one today so hopefully we'll get it. Single family in Houston 0 grant right. So the deal is pretty much a deal. Re classic 3 bedroom 2 baths 1500 square feet very very nice place that's a deal we think it's probably were buying in the ballot. Mmhm. I see 60 percent A. What Makes A Good Deals These Days. Mr. Texas Real Estate

All right so we're gonna beat up on a prisoner is a little bit wrong to talk about the Freeport area or talk about things all right. Yes so would you tell me what you're running into with your praises and I'll tell you what I'm writing to tell you the very specific story. Because he's in the wilderness right now so you can hear us. He you know a decent souls business he did very very well the right one I only bought the properties all cash yep well they were praise like mad so we're just looking to get these things refi right the little cash out refi and pull pull some cash out we actually were looking to do is take him out of a personal name put into an LC actual smart sort deals and get some money out of it and we have been lingering with these deals for months it's just not a high priority right right on to the pop up and we got a deal 17 we gotta go fun and do this and occasionally around and kind of just strips to the back burner but. Like hello confrontation were absolutely going to get this thing done for make sure our partners get this cash out feels good and. On the phone the appraiser he's like a you the contact in my eye and it's actually my partners but it's me and I can what what do you need he's like you know I'm going to go look at him I came in there all been recently updated they're all looking really really good rents are section 8 we're getting 110 percent over the over the standard market rent yep and he's like that sounds great I'm like yeah we definitely need a regular appraisal for the value of the property and then if you could give us a rent to praise. He's like sure Mike awesome as I wanna head out there next week on like fantastic I think I have one side of the duplex that is not complete but it'll will be very very close it might be just some doorknobs and maybe the HVAC guy finishing up in his work with the other side of the duplex is 100 percent complete same finishes everything so you'll be able to evaluate that right and then the other 2 properties as well they're all duplexes and it just like crickets on the other end. Hi Mike you there is like there duplexes unlike gather duplexes he's like all right well let me get back to. Okay guy gets back to me and says Hey I'm not to be able to do those duplexes put it back in the hopper it's probably another 6 weeks I'm like I'm so exactly what happened I'm so glad he's in Minnesota right now because that will he want nuts right right so now we're kicking the can another 6 weeks and. We had to deal with it right so. Guys are making quick money on a single family that that's exactly really really simple it was more work in he said out yeah I got 15 in a backyard that a single family that I can knock out fine and I could do this and that's you know. A 20 on my desk right now there's no way I'm going to object in the time on the on a duplex to figure out what it's worth it's it's crazy oh my god L. yeah it's I'm I'm running across the same stuff you know I sit in it and they're waiting on appraisals and and you know I had one that here recently and it was it was a little bit of an oddball property same thing this actually tri plex and yeah it was every bit of. 6 to 8 weeks and then they came back with the price was over grant all right as you push in like in a helpful multi 53 units here but yeah and I have to do it because I can't get anybody to do I know we had a lot of money dealing I came back and said I'm not gonna present much more than what you bought for Mike you're kidding me right the combined into one nineties 3 units will put $80000 repairs in it and my rental B. 4500 Bucks here tell me is only worth one nineties like. A. R. because they don't like to be called hearts H. R. Iraq and I will give you just some. Just the updates to sort of write off their their report showed total property sales went from last year about 7800 number where we were last year so he's we really have to put time in context these days because I'm you know a lot of people I'm talking to have already forgotten that there was a massive pandemic and people were locked in their houses and we were you were running around in desperate need of toilet paper that we bought you know garage worth right which we totally forgot about that. And it just sort of back to normal but but there was some serious things happen last year so I'm. 5/20/20 I think we were probably in the in the height of it. Right it was definitely the height of it Easter had passed we thought Hey this could be like a month or so we were in really getting into month to going a month 3 we're understanding how how serious it was north east was just flooded with cases and deaths and who's a risk right and all the stuff on TV. So our our our our sales over there or should be noticeably up right but it's up by 55 percent 1700 2020 in a 2020 for may and then in 2021 for may 12000 100 so 3 year but the dollar value volume is massive so there was 2.$1000000000 2.$2000000000 last year in may of 2020 and there was 4.$4000000000 in transactions this past month that's that's insane $4000000000 right just crazy we could have a $50000000000 a year. A list and here's a crazy thing right we did that for 0 on lower listings. Here's a big one. The average let's do the medium first right because the medium is the middle right medium is the middle so it's screws on on the average of $0 homes though the river oaks and stuff they don't skew the numbers but the median home price in Houston greater Houston area is now $304000. Right when I came to this market 1 of the great things about coming to this market was the fact that the M. the US medium household average of $60000 a year you can actually afford a house or townhouse in Houston Texas if you end a spouse were making roughly you know the medium for 6070 $0 a year you were able to get a mortgage. We are long past those days. Right. So what does that mean on the other is a whole new category of people who need to rent that weren't renting 3 to 4 years ago. I can easily understand right you can kind of look at the trends the the the annual house household income data for United States hovered around 6065 for a good period of time and if you made just the average in Houston well you could you could qualify for a mortgage you could actually qualify for a mortgage now again you're not gonna get a $400000 house. Copyright Mr. Texas Real Estate@2021.

How Mortgages Has Changes In Recent Years For Real Estate.

Hey good evening everyone this is Robert with Mr Texas real estate this is the Texas roasted radio network I'm alone this week my partner is off in the wilderness completely out of touch with the rest of the world. He's doing some excursion with the Boy Scouts so I wish him the best sure there's lots of black flies and mosquitoes wherever he is and he can enjoy that but tonight I want to talk about you know our ours inner saboteur is right the voice in your head. And I do want to start with the there's a famous quote that I'm sure everyone in the room watching motivational videos has heard but I wanna really sort of address it and bring it to light and it's by Marianne Williamson she said our deepest fear is not that we are inadequate our deepest fears that we are powerful beyond measure. In other words it's it's not. The failure of something new that we're worried about it's what happens if we're successful. What happens if all the wise in the listing all the dreams and all that stuff comes true. Who are you then. And that's it unknown that scares so many people. Right it 89 percent the population. Based on Forbes. Mmhm. Population breakdown of workers verses on Traynor's slivers on the population that will go out and start taking on those challenges and be carrying creating wealth whether it's as a solopreneur or as an investor or business owner that go out there and do that in 89 percent of the population will not. For those that are on the borderline those you know 34 percent that are still trying to get their footing underneath you this is really what it comes down to. It's the fear of success. That terrifies most people. Failures is there to everywhere in our life we learn to deal with failure it's the success that becomes a problem. And so we start Sabah touring we start sabotaging our our inter our inter goals in our our chief finance and of the monologue inside our head is one of negativity. And again we have so many very powerful people that we are associated with that we talked to that are in their day jobs is absolutely phenomenal but stepping out of that box now in doing something different. It becoming powerful as a real estate owner scares people. So today we're gonna talk about the the 7 big saboteur points that we are doing to ourselves. What kind of break those things down and just just kind of recognize and I'll tell you why this is really important for me. Again I think I've talked about him a few times on the air it's got out there any Michael burn off and he is a motivation focused coach business coach person coach you know he really sort of goes out there and gets through to lift you up to the next level. And I went to St event twice once someone is an attendee the second time I worked it. And there's a little thing he does and I want to get away because the really really big thing but it's it's at some point you get that aha. And on the second time like he sat there and and hammered it for 30 minutes. Until the few people he was talking to finally got.
